Buying A Home For Sale By Owner
Buying a home for sale by owner is sometimes difficult
with all pitfalls that come from buying a home for sale by owner.
Here you will learn how to sidestep those pitfalls and make buying
a home for sale by owner just as easy as buying candy from a store.
Sellers who would like to save the brokerage charge
by selling their home themselves put the home on the market as FSBO
- For Sale by Owner. When functioning with FSBO sellers, remember
these steps in mind.
Steps:
1. Get comparable prices for other houses in the neighborhood from
a local real estate company to make certain the home is not overpriced.
(Firms usually do this at no charge.)
2. Query the owners about the asking price. How did they reach the
price? Request to observe copies of similar sales they are using
or a copy of the appraisal.
3. Request the owner’s definite questions about the property:
How long has the house been on the market? Are there any fault or
conditions that the buyer be supposed to be aware of (sellers in
many states are required to complete a transfer disclosure statement
that lists the condition of the property - request to see one)?
Why are the sellers selling and are any pain or negative conditions
in the property?
4. Hire your own home examiner, one not recommended by the seller.
5. Make and propose that's based on comparable prices in the neighborhood,
not on the listing price.
6. Have a legal representative or Realtor to look over contracts
and agreements before signing.
