Well, let me share a little bit about my live event if that's
okay.
Jeff Adams:
Sure; that'd be great.
Alan Cowgill:
All right? Well, what I've got is a four-day event, which I'll
train folks on the best and the cheapest way to get all the private
lenders that they will ever need and this is both for commercial
and residential. We've been talking about both tonight. And what
I'll teach folks is 16 ways to locate private lenders. You know
tonight we just talked about a handful of them. You know, ads
and postcards and luncheons and I got 16 ways and what happens
is you can find the one that's the easiest, simplest for you within
your comfort zone and use that.
And I give you all the tools that you need to find those lenders
on this 16 different methods. I tell you who we target and who
we shouldn't target and that'll save you a lot of time right there
and a lot of pain.
And also talking to lenders is maybe one of the biggest things
that folks need to overcome. You know what happens to a lot of
people is they've got this fear monster going on on what to say
to people. Well, what I've got is I've got six scripts that I've
created on how to talk to private lenders which gets folks over
that fear monster and we role play in the live event so that we're
in a safe environment and people can learn how to do it so when
they go out and do it for real the professional – and come
across as a professional – that they want to be and they
expect to be.
We talk about credibility building. One of the least respected
and maybe most needed items, I spend a lot to time on credibility
building so – and I build credibility before the lender
ever meets me. And then also I've got seven sales letters that
I've created and one of the neat things about the scripts, the
six scripts and the seven sales letters is I've put them on a
CD-ROM so that when you come to my boot camp, you walk out with
a CD- ROM of forms and all you have to do is go home and take
out my information, put in your contact information, and you're
up and going.
You know, so many boot camps – people go to and then they
gotta go home and they gotta recreate the letters and the forms
and things like that after they get home. I don't want that. I
treat people the way I want to be treated. When they walk out
of mine they've got a CD- ROM that they can put to work right
away.
Also, one of the things you and I didn't talk about, and maybe
some day you want to get back together and we'll do this for your
folks, but pooling money. And the SEC requirements. I fly in my
attorney to cover pooling money and that is huge. Some folks that
are doing these commercial buildings or strip malls and these
apartment complexes or even high-priced homes, they want to know
how to pool money and how to do business across state lines and
what are some of the do's and don'ts on advertising. Because every
state is governed by an SEC group and if you go across state lines
it's federal SEC and we're allowed to go find private lenders
in every state in the Union, obviously, but you – it's not
the Wild West. You've got to stay within the guidelines and I
teach that on day three of the boot camp.
Also IRA money. This is huge. This is huge. I've spent a lot
of time acquiring IRA money and that's how I don't have payments
on half of my deals because it's people with IRA money that don't
want to fool around with that monthly check because they just
let the money go back into their IRA account because they're building
money for retirement. I teach people how to get the money to the
closing table. I show them the anatomy of the deals for residential
and commercial properties and 14 ways to buy commercial property
no money down and proof of funds. You know my system gives people
the tools to use for a lifetime.
Now people that have got a pad and pencil out there, you want
to write this down: my next boot camp is in Las Vegas. June the
8th through the 11th. So write that down, June 8-11, four day
boot camp in Las Vegas and the one after that is in October in
Baltimore because I've got a lot of great students up there. October
5th through the 8th.
And you can come back to my boot camp and you're going to hear
this in just a second – you can come back to my boot camp
– I do three a year and you can come back to all three for
free after you come to the first one and then you can come back
to the other ones for free.
The – so you don't want to make a decision on – between
Baltimore and Las Vegas – just come to Las Vegas and then
go to Baltimore for free. Now, what would you have to do to learn
what I have learned on how to get all the private money you need?
To have a life like I've got? Well, first thing you've got to
do is go out and learn about private lending and let's say I pay
you $50 an hour and I give you 80 hours to go do that. Well, that'd
be $4,000. And then you'd have to create a presentation like I've
got, this 37-slide presentation. If I pay you $50 to do that,
it might not sound like a lot until you realize it's been –
I spent 100 hours on putting this presentation together and I
know that sounds huge, but you gotta realize I didn't have a job
back then; I was $10,000 negative cash flow going on; I had to
change my life, I wanted this thing to flow, tell the story and
do it right and I spent a good 100 hours on putting this thing
together and it is awesome. The words and the sentences and the
information drops into place as you're talking.
